I've had mortgages for decades with different lenders and never had problems after closing until now. I didn't want to escrow my taxes and insurance, since I keep a good cushion in the bank nowadays, but they insisted or would raise my interest rate to something non-competitive. I should have taken that as a warning. They changed my escrow payment two months before the anniversary of the loan. Fine, except the new higher payment was due TWO WEEKS after they MAILED the letter, and several days AFTER I had sent that payment. Then they complained that the payment wasn't for the sudden new amount. I changed insurance six weeks before insurance was to be paid from escrow. Sent them all the information. The day before the insurance was due, Homeside called saying they didn't have an invoice from the insurance company. Insurance company said they'd sent it weeks before. Called the insurance company, they emailed a new invoice that day and I was copied. Obviously they weren't even preparing to pay until the last minute, and it was 5 more days before they paid the insurance--so my home was uninsured for 4 days due to their problem. THEN I got a letter saying I had to retroactively have insurance for those four days, they picked a company and will bill me! I've had frustration fixing their messes in 13 months than in my previous 34 years of having mortgages. Definitely not worth the few hundred bucks I saved on fees upfront. If rates hadn't gone up recently I'd refinance just to get away from them. So I'm hoping they sell my loan soon!

I got a cold call from this tellamarketer and he has to get me in touch with the loan processer who may or may not be at lunch. Im looooong to by a lakefront proerty so i say yes we can talk. The loan officer tells me they are one ofthe most diversified lenders in the nation so he should be able to find a loan for me fairly easily. He DOES NOT MENTION the required credit score before pulling my credit which now, just 2 points under their required nunber, will be another 6 points under because he didnt care enough about his prospective customer to disclose that important bit of information. I have worked on my credit for 2 years. I have also never in my yesrs of customer service decided what was best for my customer independantly without full disvlosure of all situationx so they can make the best decision for theit situstion. He then told me he would look forward to working with me in the future. I said i will never work woth Homeside and any of their agfilliates ever. If they dont care about the prospective customer why can i assume they will care about me when i become a customer. The kicker is I own a 150k peoce of proerty and make 6 figures a year. Was looking to purchase an investment lake front for UNDER 20K and one of the 'most diversified' lenders in the united states of america couldnt find a lender to suit!?! What a JOKE i will be paying cash for my investment proerty now and they will not be getting business for the rest of my lifetime. I feel like its a win for me.

Led astray

They promised the world. Everything sounded so good. Then, to not fulfill what they had promised, they sent an appraiser hired by them. They appraised where they could not make the loan and totally s--------- any chance of me being able to refi. They are a crock of S. they called me I didn't call them and I lost $500. Do not trust them and what they say. I spent days getting all my paperwork together which I never got back. This still scares me since there was so much financial information in it. I live in a respected neighborhood and they went miles away for comps. They did not take into consideration amenities. I questioned them but with no reply. Also there is a lot of difference between a major city and a podunk city 70 miles away.

Settlement

Settlement was supposed to be in October, finally set for 10/31. No one notified that not ready, didn't even notify settlement office that there was no settlement. All documents have been turned in and find out sent mortgage to underwriting and still there. No communication with buyer or seller. Blaming processor that they fired, and she was the only one that was helping. Absolutely no communication at all. Still waiting on a date. Guess when they see this, will never get a settlement date They are the worse!!!! Do not use them for a mortgage.

Mix ups and slow processing.

House being contructed and builder submits progress payment for laying of the slab on 5.12.12. No payment made by Homeside with various excuses given. On 16.1.13 they decide they will pay for progress payment after an inspection and the borrower that is me pays the amount of a couple of thousand dollars , the diffence between the loan and the final cost of the contruction. Mind you they have requested this be paid before they pay the progress payment. Another ridiculous situation, when they have held up progress now for over 5 weeks through their own issues and poor management. Excuse after excuse given and then found out to be not right. why need a lousy couple of thousand dollars need to be paid at this early point of construction. Homeside certainly need to look closely at their Management, management practices and Customer Service. I certainly would not rate them at the moment.

Homeside Lending

My mortgage was through Homeside Lending. They consistently credited my payments late - even though I mailed them in plenty of time. Once I even sent the payment through Western Union with a guaranteed arrival and it still was marked as late. Another time I called and was told the check wasn't received, yet that same day the check cleared my bank. Then checks were started being rejected because they were "not for the full amount". I would send another check and that too was rejected. I tried to contact them, but the automated system would not allow me to speak to a person after entering my loan number. I tried sending a check for more than the amount I owed but this too was returned. It seems that after 90 days, the house was turned over to an local attorney for foreclosure. It took another 4 months to get Homeside to give an accurate total to the foreclosure attorney. They were in no hurry because they were collecting additional late fees each time another month passed. It costs me thousands of dollars in legal fees to pay less than $4000 in mortgage payments. Needless to say, we sold that house as quickly as possible to get away from this disreputalbe company. It took another 3 years before we could get our credit straight to purchase another house. Thanks a lot Homeside.

Something similar happened to my wife and I around 2003. HomeSide claimed they didn't get our proof of insurance from our insurance company. Our insurance company faxed it again. Again we were told there was no insurance on file. Our insurance company faxed it again. Even though our insurance company had proof they had faxed it multiple times HomeSide continued to claim they didn't have it. Eventually we thought it was resolved.

My wife sent in the usual house payment and 5 weeks later it came back for "incorrect amount" without any of it being applied. To us it was the correct amount, the amount it always had been. We didn't know they purchased insurance. They had proof of insurance. Our insurance company had provided it and so did we. And since it took 5 weeks for them to send the check back the next month's was already due and had been mailed. So that one was sent back as incorrect amount too (due to late fees), none applied, and more late fees added.

It was horrible. They gave us the run around telling us to contact one of their offices just for them to tell us it was the wrong place and we should contact another office. All the while racking up late fees. They didn't even send back all the checks (Money Orders) that had been sent in. Like the other person that complained they attempted to take our house. They had turned it over to foreclosure. It was a mess and by that point they were not willing to allow us to get caught up and were only interested in the full amount owed (payoff balance on house) or the house itself. The whole thing was their fault and they just wanted our house.

The local lawyer they hired to take the house was actually pretty cool and even he was getting tired of dealing with them. In the end I got another loan and paid them off entirely. Stay far away from these guys.
